Estates.
Handled.
With care.
Donation Coordination Included
Lost a loved one. Inherited a property. Downsizing a parent. We handle full-home estate cleanouts with respect, donation coordination, and discretion. Free in-home walkthrough. Licensed, insured, locally owned — serving 25 metro cities.
Three steps. Handled with care.
Clearing a loved one's home is not a junk job. Here is exactly how we walk you through it.
Walkthrough
In person or over video for out-of-town families. We note what stays, what goes, and what needs a second look before anything moves.
Sort & set aside
Documents, photos, jewelry, and anything that looks personal or valuable goes into set-aside boxes for the family — before the hauling starts.
Clear & donate
Usable furniture and household goods go to donation with receipts for the estate's records. The rest is hauled, recycled where possible, and every room is left broom-swept.
What an estate cleanout actually costs.
Same public truck-tier pricing as every TNT job — labor and dump fees included. Most full-home estates in metro Atlanta run one to three truckloads, so a typical range is $499–$1,900 depending on how furnished the home is.
One crew. The whole estate.
An estate cleanout is more than hauling. Every TNT estate job includes all of this — no upsells, no separate vendors.
Whole-home clearout
Every room, closet, cabinet, and drawer — attic to crawlspace, garage to shed.
Set-aside sorting
Documents, photo albums, jewelry, firearms, and anything personal boxed and handed to the family — never hauled by default.
Donation coordination
Usable furniture and goods delivered to local charities, with itemized donation receipts for the estate's records.
Recycling & disposal
Metals, electronics, appliances, and paint routed to the right facilities. Landfill is the last resort, not the first stop.
Heavy & awkward items
Pianos, safes, freezers, exercise equipment, sleeper sofas — our crew and equipment, not your back.
Lockbox & remote access
Out-of-state executor? We work from lockbox or agent access and send photo updates at every stage.
Broom-swept finish
Floors swept, surfaces cleared, garage hosed if needed — ready for the photographer, the stager, or the closing walkthrough.
Estate-sale leftovers
Already ran an estate sale? We clear what didn't sell — usually a smaller, cheaper load. Book us for the day after.
What families ask us before they book.
Who we work with
Most estate cleanouts come to us from one of four people: the executor or family member settling a parent's home, the probate or estate attorney coordinating on the family's behalf, the realtor who needs the property photo-ready on a deadline, or the property manager handling an inherited rental. We're used to taking direction from whichever of those you are — including split instructions, like "the family takes everything from the bedroom, donate the rest."
What happens to the belongings
Nothing personal gets hauled by default. Before loading starts, the crew walks each room and pulls documents, photographs, jewelry boxes, firearms, medications, and anything that looks like it matters into labeled set-aside boxes. Furniture and household goods in usable condition go to local donation partners — and the itemized receipts come back to you, because donated value can matter for the estate's accounting. Metals, electronics, and appliances are recycled. What's left is disposed of properly. On a typical estate job, less than half the load ends up at the landfill.
How long it takes
A furnished 2–3 bedroom home is usually cleared in one day; larger or heavily packed homes take two. If the estate is still in probate, we can do the walkthrough and hold a written price until the court gives you authority to proceed — the quote doesn't expire while you wait. Running an estate sale first? Smart move. Book us for the day after and we clear only what didn't sell, which is a smaller, cheaper load.
If you're out of state
Roughly a third of our estate clients never set foot in Georgia during the process. It works like this: video walkthrough over FaceTime or from your realtor's photos, written quote by text or email, access by lockbox or agent, photo updates as each room is cleared, and a final video of the broom-swept house. Payment is remote. You handle the whole thing from wherever you live.
For realtors and attorneys
We hold a 48-hour turnaround commitment for agent- and attorney-referred estate jobs: walkthrough to broom-swept inside two business days, so your listing timeline or distribution schedule doesn't slip. Ask for the written commitment when you book — and if you refer estates regularly, ask about direct billing.

Hi, we're Naeem & Karriem.
Born and raised in metro Atlanta, we got tired of watching our neighbors get the runaround from junk haulers — "we'll quote on-site" turning into $400 surprises, "same-day" turning into next-week, "licensed" turning into hopefully.
Estate work is where that promise matters most. When a family is grieving, the last thing they need is a hauler playing quote games with a house full of memories. Public pricing. Set-aside sorting on every estate job. Real licensing and $1M GL insurance.
Every estate cleanout runs on our own truck with our own crew — nothing subcontracted, no strangers in your parent's home. The price from the approved scope is the price the crew follows.

Asked by executors. Answered straight.
How much does an estate cleanout cost in Atlanta?
Our pricing is public: truck tiers from $99 for a single item to $649 per full truckload, labor and dump fees included. A furnished 3-4 bedroom home usually runs 2-3 truckloads, so most full estates land between $499 and $1,900. Donation-bound items ride free, which often brings the price down.
How fast can you clear an estate?
A furnished 2-3 bedroom home is typically cleared in one day; larger homes take two. For realtor- and attorney-referred jobs we commit to walkthrough-to-broom-swept inside 48 business hours.
Can you start while the estate is still in probate?
We can do the walkthrough and give you a written price immediately, then hold that price until the court grants you authority to dispose of property. Nothing is removed until you have the legal right to remove it.
What happens to photos, documents, and valuables you find?
They never get hauled by default. The crew pulls documents, photo albums, jewelry, firearms, and medications into labeled set-aside boxes during sorting and hands them to the family or the executor before anything else leaves the house.
Do you donate items and provide receipts?
Yes. Usable furniture and household goods go to local donation partners and we return itemized donation receipts to you, since donated value can matter for the estate's accounting. Donation hauls are free of labor charges.
Can you handle everything if I live out of state?
Yes — about a third of our estate clients do. Video walkthrough, written quote by text or email, lockbox or agent access, photo updates room by room, final video of the broom-swept home, remote payment.
Do we need to be there during the cleanout?
No. Many families prefer not to be, and we understand why. Once the set-aside boxes are confirmed, you can leave the rest to the crew and get photo updates instead.
What about hoarding-level homes?
We take them, and we don't judge. Heavily packed homes are priced by the same public truck tiers — they just take more loads. We'll give you a realistic load estimate at the walkthrough, not a lowball.
Should we run an estate sale before you come?
If the home has sellable contents, yes — it usually nets the family money. Book us for the day after the sale ends and we clear only what didn't sell, which is a smaller and cheaper load.
Ready to hand this off?
One call, and the house stops being your problem. We'll treat it like it was our family's.
